Answers for the most commonly asked questions about garage construction

Home | Garage FAQs

Q:  How much does it cost to build a garage?
A:  At Burton Quality Builders, our garages start at $12,500. It depends on the nature of the project (new build, detached from home, replacement of existing garage) and a host of additional variables.  Ask us to provide a quote, using our one-of-a-kind system — Easy Estimating.

Q:  How long does it take to build a garage?
A: Standard detached garages with pre-existing pads take 2-4 weeks from construction start.

Q:  Do I need special permits to replace an existing garage or add a garage to my property?
A:  All garage developments require permits and the number of permits depend on the specifics of the project. At Burton Quality Builders we always place as much emphasis on legal requirements (such as pulling permits and calling for inspections) and following the Alberta Building Code as we do on the construction process. Should you go to sell your home and  proper permits are not obtained and inspections passed, your garage development will not be recognized by the city and you could face fines and even have to tear down the garage if it was placed outside of your property lines or violates provincial and municipal regulations.

Q:  What are the key cost variables in a garage construction project?
A: There are many variables.  Here are just a few:

  • concrete
  • one or two car garage
  • storage trusses
  • interior finishing (insulation, drywall, etc.)
  • insulated or uninsulated overhead garage doors
  • conventional building materials or special orders

Q: Can you tear down a garage that is no longer usable and build a new one?
A: Absolutely. We can also add storage trusses so you gain car parking and storage space.

Q:  Can I add a second floor to my pre-existing garage to make a garage apartment?

A:  In most cases, no. Unless your current concrete pad was engineered to support a two-storey structure (and most builders do not design pads for this), your current garage and pad will need to be torn down before starting construction. While you may think that tearing down your pre-existing garage and concrete slab is too expensive, it can actually be an affordable option. In some cases, not even costing more than a couple months rent.

Q:     How do I secure my garage?

A:     Our overhead doors come with patented safety features including generation of a new code to your garage door opener with every click, a special lock down feature for use against a forced opening, timers to close the garage door after you leave so your garage door is never left open and more!
