There are many good reasons to add a legal apartment/suite to your garage. You may need the added living space for family members or you desire to create a legal rental space that will generate revenue.

It’s also important to note that a legal apartment cannot be built on top of a pre-existing detached one-storey garage unless the concrete slab or foundation has an engineered stamp to support the additional load. Most builders have not designed pre-existing garage slabs and foundations to meet the requirements for a second storey garage. While you may think that tearing down your pre-existing garage and concrete slab is too expensive, it can actually be an affordable option. In some cases, not even costing more than a couple months rent.
